Out of the ordinary spaces

Nordre Fasanvej 108

Transforming 6,000 sqm in the heart of Frederiksberg is no small task. It becomes even greater when the ambition is to uncover the history within every brick, wall, and layer of paint — and to guide this remarkable property back to its roots. This is the story of how we did exactly that.

Industrial legacy

Previously used as a lamp factory, this iconic property stands as a testament to nearly a century of industrial heritage. Originally developed over nearly a century, the complex comprises six distinctive buildings, with architecture from the 1930s strongly influenced by modernism and functionalism.

These six different - yet cohesive - buildings, are truly something that makes this property out of the ordinary.

"
I’m immensely proud of the red façade on Building A. It reflects patience, craftsmanship, and a deep understanding of the history embedded in this particular part of the building.
Søren Lyngsø Svare
senior project manager

A return of the original facade

First step was to peel back the old yellow paint and uncover the original quarter bond brickwork.

The discovery of the original red brickwork guided our decision to preserve the facade and reintroduce the original window design.

Respecting the buildings limitations

Images from Building F showing the concrete structure stripped back to its raw state — and then the same space brought back to life with tenants in place.

"
The primary challenge in an otherwise exceptional project has been the newest of the six buildings. Constructed almost entirely in solid concrete, its structure offers limited flexibility, making tenant-specific adaptations particularly demanding.
Martin Weis
project manager

Tailored for tenants

Despite its concrete structure and limited flexibility, this part of the property has proven to be a strong match for specific tenants, whose requirements align well with what the lease can offer.

“Our key priorities were acoustics, indoor climate and sound within the office. We came from an older office where this did not function properly, so it was essential for us to get it right here."
- Jacob, Bork Fitness

Facilitating a major move-in

Our two project managers, Søren and Martin.

Across 6,000 sqm and 17 individual leases, the property has welcomed a significant number of tenants within a short timeframe. Throughout the move-in period, our Asset Manager Pernille has worked closely with each new tenant to ensure a smooth transition.

"
Being on site twice a week during the move-in of several tenants has made the process significantly smoother. Staying close to the new tenants has been key throughout.
Pernille Winther
asset manager

In-house management

At COPI, we follow through on every detail, keeping the entire process in-house from start to finish — from the interior design of the common areas to selecting the right operator for the canteen.

"
A beautiful end result. Having an open kitchen connected to the many offices we serve daily was essential for us. COPI has been attentive throughout, and the communication has been highly professional. When something is agreed, it gets done.

Shared values

One of the qualities we particularly value about Simply is their “honesty bar” concept, where surplus food from the day is made available at closing for a small fee, an approach that aligns closely with COPI’s values.

“I’m very grateful for how well we’ve been received. We’re seeing more and more people coming in and signing up for lunch.” - Martin Haugaard

"
Our vision before take-over was to honor the industrial legacy, creating flexible, adaptable office spaces for single and multi-tenant use that meet modern standards while preserving the unique architectural character of the buildings - we believe the outcome speaks for itself.
