Out of the ordinary spaces

Jemtelandsgade 1,
Copenhagen

From warehouse to student housing, the transformation has begun. The place is taking shape, not just within its walls, but outwards, towards the pulse of the city around.

Before COPI takeover.

A canvas in transition

The former office property will be converted into contemporary student housing, bringing new life to the historic warehouse building originally constructed by L. P. Holmblad.

Our vision is to honour the architecture and history of the property by restoring original features and creating warm, characterful spaces that reflect its original identity.

The development will focus on community, with green outdoor areas and inviting common facilities designed to bring the students together.

Opening up instead of closing down

In collaboration with art curator Jens-Peter Brask the construction fence has been filled with artwork from various artists. This inititative came along to support the vibrant future for the property and to support the citylife around.

"
Art can make a construction site feel less closed off and less like something to simply pass by. Instead, it becomes something worth stopping for. It can spark curiosity about what is being built and make the area feel more welcoming and alive."

"
With the future residents in mind, it felt natural to introduce a creative layer early on. Something that reflects the energy of what is to come, while the building is still in transition.

Before it becomes a home

For us, transformation is not only about the buildings themselves, but about their relationship to the city around them. While we shape the next chapter of Jemtelandsgade 1, the place is already allowed to take part in the life of the city.

We believe transformation begins before completion, which is why we invited Jens-Peter Brask to bring the construction fence to life, filling it with artwork that speaks to the young residents who will soon call this place home.

"
As a genre, graffiti is relatively young in art historical terms, often carrying an experimental and at times rebellious character. That sits well with a place that is to become home for students, where there is room for new identities, progression and different forms of expression."
